Multi-story mixed use development with 38 Residential Affordable Housing units and ground floor Commercial Development

Our role for this project included providing initial planning advice to the client, preparation of the Statement of Environmental Effects and working with the client and Central Coast Council throughout the assessment process.

The planning challenges of these project included applying and leveraging the concessions available in the Affordable Housing SEPP, while balancing this with the controls of SEPP 65 and Gosford City Centre SEPP.

The development has been approved by Central Coast council and will provide affordable housing in a well serviced location (walking distance to Gosford Train Station and Gosford City Centres main commercial precinct). The development provides an increase in the stock of one and two bedroom dwellings within the Central Coast LGA, specifically targeted at low to moderate income earners.

The development will have a positive social impact by increasing the locality’s ability to provide the diversity of housing necessary to support a growing demographic within the Central Coast LGA.
